Rental requirements

Income: Gross household income guideline is at least $7,500/month. Lawful, verifiable sources of income may be considered. Combined adult-applicant income may be used.

Credit: 620 is the target for each adult applicant. A lower score may be referred for individual landlord review rather than automatically rejected.

Application: RentSpree is $39.99 per adult applicant. Because the Church Street Cottages are still under construction, prospects who are comfortable proceeding from the floor plans, current construction photos and comparable builder examples may choose to move forward before an in-person tour is available.

Move-in funds: $2,500 security deposit plus $2,500 first month’s rent are due when the lease is signed.

Rental history: Prior-landlord written verification is requested when applicable. Failure-to-pay-rent filings within the last 3 years and bankruptcy within the last 3 years do not meet this landlord’s current stated criteria. Prior evictions are reviewed.

Lease: The landlord is seeking a 24-month lease. The published range is 12–24 months. Renter’s insurance must be verified before move-in.

Rent payment: The owner is an LLC. Its office staff receives rent by check mailed to the company office; electronic rent payment is not currently offered.

Assistance animals: Accommodation requests are handled separately from the pet policy and receive individualized review.
Completed builder example
